Buro Four is working for The Crown Estate on the Quadrant redevelopment at the southern end of Regent Street.  Quadrant 1 is the redevelopment of the Café Royal block comprising three separate buildings, into a luxury 160-bedroom, 5* hotel and spa.  The Grade II listed property is an Alrov Group scheme and occupies prime Regent Street frontage from Piccadilly Circus to Air Street.  Comprising part demolition and new build, the redevelopment will feature the restoration of some of the historic rooms and existing façades.  Buro Four is appointed as The Crown Estate Surveyor to monitor the Alrov Group redevelopment on behalf of The Crown Estate. 

Quadrant 3 is the redevelopment of the Edwardian Grade II listed Regent Palace Hotel into an office-led mixed-use development. The new scheme will include 200,000 sq ft of office space, 22,000 sq ft of retail units, 35,000 sq ft of restaurant space and 13,000 sq ft of residential accommodation.  A key feature of the project is the restoration and re-instatement of The Atlantic Bar and Grill and Titanic restaurants. Extensive public realm improvements are planned including the pedestrianisation of Glasshouse Street from Air Street to Piccadilly Circus.  Buro Four was appointed as The Crown Estate Surveyor, responsible for monitoring the redevelopment by Stanhope and co-ordinating between Quadrants 1 and 3 during construction.

The Quadrant development will achieve a BREEAM Excellent rating and feature a hydrogen fuel cell in the Central Energy Centre (located in Quadrant 3) that provides heating, cooling and power to all the new Quadrant properties.

Buro Four has also worked on One Vine Street (Block W1 - a group of buildings being developed by City and West End on behalf of The Crown Estate. We were initially appointed to provide design planning and programming advice and appointed as Employers Agent to monitor the second stage main contract tender negotiations and administer the Design and Build Contract. The building contains 17,500 sq ft of retail space let entirely to a franchisee of National Geographic, 54,000 sq ft of offices over five floors and let to Matrix Group, Lloyds TSB Bank and Generation Investment Management, and seven duplex apartments.
