Hines UK acquired 1 Grafton Street, London in early 2007 for the redevelopment of a mixed-use building in the heart of Mayfair. The proposed redevelopment will provide 36,000 sq ft of new accommodation over eight floors behind retained facades, comprising 26,000 sq ft of Grade A office space, 7,000 sqft of retail space and a 3,200 sq ft residential unit.

Buro Four has been appointed to provide project management and employers agent services.  Our duties include design team management, project team appointments, procurement advice, contract administration, project accounting, tenant and neighbourly liaison and planning support. 

An early project completion date is key to Hines. Working closely with the Client and Project Team, we have prepared a challenging but realistic programme, streamlining the project processes.  This included sequencing survey works around existing tenants, demolition procurement programmed to coincide with planning to fix an early start-on-site date and main contract procurement staged to coincide with key design stages.
