Core (City Offices Real Estate) has redeveloped an existing building to provide new 100,000 sq ft commercial office space over five floors, basement car parking, retail units at ground floor level and nine new residential apartments including two new penthouse apartments.
Before the £26.5 million refurbishment, 101 New Cavendish Street was an average 1960s-built, mixed use building. The new scheme retains the original concrete frame and foundations but cladding, services and internal finishes were stripped out.
Buro Four was appointed to provide project management services and employers agent. Our duties included design team management, existing resident liaison, managing the two-stage procurement process and liaison with Westminster City Council and planning support.
The client bought the site with an existing planning consent but wishing to enhance value. Accordingly we demolished the building to the original consent, satisfying necessary reserve matters, whilst successfully applying for the new consent. At the same time we completed the design to tender, procured the contractor and started reconstruction work. The project completed on time.
